Will Nicholson looks back on growing up in Washington Crossing, Pennsylvania, a small town with one red light intersection in the entire zip code. His father purchased a property in Bottle Bay in 1993, and during their family trips to the area, Will learned to ski on Schweitzer and water ski on Lake Pend Oreille. Years later, in 2000, his dad had a beautiful log home built by Caribou Creek, where they vacationed for 17 years.
After graduating from Rider University with a BS degree in business administration, Will spent two years working in aerospace and defense. During this time, he realized that this wasn’t his calling, and soon after, he began pursuing a career in real estate.
Q. What ultimately brought you to Sandpoint?
A. Well, word travels fast. A couple of my dad’s development partners knew I had gotten into real estate and asked me to start working with them in Sandpoint. How could I refuse? Amanda and I were just dating at the time, but we took the leap of faith together, sold our house, packed up our truck, and headed West on a five-day journey to Idaho.
Q. How would you describe the transition to where you are now as an established Realtor® here in Sandpoint?
A. It takes a while to get established in real estate, but with the help of great mentors and working every single day for two years straight, I finally built up a name for myself. Many times, I was first in the office and last to leave. I’ve been in the business for seven years now, and I know I’ve made it past the typical point of failure for all small businesses — and I’m here to stay.
Q. When did you join LPT Realty? And what do you believe makes this brokerage unique?
A. I joined LPT Realty this past February. This brokerage is unique because they use an innovative approach to real estate with a big focus on agent success. Q. Amanda has been by your side and on this journey with you since day one. What does life look like for the two of you now?
A. Amanda and I got married in 2020 at the Idaho Club. In fact, we were the first couple to get married in their brand-new clubhouse. We had a live band from Spokane and my college roommate is a singer in a band from Philadelphia; he flew out and sang for hours. It was a pretty spectacular experience.Amanda spent five years as the bookkeeper at Laughing Dog Brewing until we were blessed to have our son William III in 2022. She wanted to shift gears and work from home, so I was super excited that she got into real estate to help build up my business, which has now become our business and our way of life. I wish we teamed up sooner. Amanda is a pro with contracts and organizing paperwork for each transaction, and I get to focus on meeting new clients and showing homes.
Q. When working with you on a real estate transaction, what can your clients expect? And what aspect do you enjoy most?
A. My clients can expect to receive open communication, responsiveness and knowledge. For sellers, I provide them with an Active Marketing Plan, where the home or property is the core of the campaign, with beautiful marketing customized to the listing and specific marketing directed toward the potential buyers in your area. Direct mail targeting surrounding areas as well as digital marketing to expand reach is included as well.While Amanda’s favorite part is helping buyers find their perfect home, vacation spot or investment property, mine is helping people market and sell their homes and properties. That’s one of the many reasons we make a great team!
Q. When not busy helping clients, how do you, Amanda and William enjoy spending your time?
A. We love spending our free time outdoors boating, riding ATVs, spending time in nature, playing with our three dogs, and cooking for friends. We travel quite a bit every year to Pennsylvania, Florida, and other fun destinations. We run a small business selling locally made goods on our website PanhandleCo.com. Amanda creates handmade crochet items that are sold downtown. We also volunteer in the community and help our neighbors. Every day is a blessing!
